Terms & Conditions of Hire

1. Contract

These Terms & Conditions govern all bookings made with the Landlord and the Lead Name (Hirer). Any booking made or order placed by the Hirer, shall be deemed an offer by you to rent (Rent/Rental) the relevant Apartment/Villa (Property/Accommodation) subject to these Terms & Conditions and accepted when the deposit has been processed by the Landlord and issues the confirmation letter. The person who makes the booking accepts these conditions on behalf of all members of the party and is responsible for all payment due from the party. Booking services are currently only available to Hirers who are at least 21 years old. We reserve the right to refuse a same sex groups of three or more from being allowed to rent the property. By submitting a booking you warrant and confirm to us that you have read these Terms & Conditions and agree to comply with them.

 

2. Payment
A non refundable deposit of 20% is payable with the booking. The balance is to be paid 8 week prior to the commencement of the rental, this date will be noted in the confirmation letter. Non-payment of the balance of the rental on or before the due date shall be construed as a cancellation of the contract by the Hirer. For bookings made less than 42 days before the commencement of the rental, the total rental fee is payable on booking. Payment can only be accepted by cheque or bank transfer, and denominated in sterling (UK pounds)

 

3. Cancellation by Hirer.

Any cancellation made by the Hirer, for whatever reason shall be in writing. If the booking is cancelled the following cancellation amounts will be refunded

No Show - Nil
For cancellations made between 0-14 days before the arrival date - Nil
For cancellations made between 15-21 days before the arrival date – 25%
For cancellations made between 22-28 days before the arrival date – 50%
For cancellations made between 29-45 days before the arrival date – 75%

The deposit of 25% is non-refundable and the above percentages are percentages of the balance paid/due.

No refunds will be made for early terminations when the rental has commenced. We strongly recommend Hirers to take out Cancellation Insurance.


4. Cancellation by Landlord.

In the unlikely event of the Landlord canceling the rental alternative accommodation will be offered of the same standard, if the Hirer fails to take up this offer then no refund is due. If the alternative accommodation is not available a full refund will be given for the rental only, any other costs incurred, for example flights, the landlord is not responsible for, and advises the Hirer to obtain cancelable tickets or cancellation insurance. Cancellation outside the control of the Hirer and Landlord owing to war, terrorism, strikes, airport transport disputes etc will be non refundable and Cancellation Insurance is recommended.

 

 

5. Check In Check Out, Occupancy.

Rentals commence, unless otherwise notified, at 4 p.m. on the day of arrival and terminate at 10 a.m. on the day of departure. Later checkout times can be catered for if agreed before hand.

The total amount of occupants shall not at anytime exceed Eight (8) in the Villa, unless by prior arrangement by the owner,  we reserve the right to refuse entry to the entire party if this condition is not observed and to impose an additional cost per head over 8.

6. Complaints
Should there be any cause for complaint during the occupation of the property, the Hirer must notify the Landlord immediately and in the case of a serious problem confirmed in writing.

 

7. Residence

The Hirer undertakes to prevent any members of his party from causing a nuisance or disturbance to other residents or occupiers.

 

8. Care of the property
The Hirer shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.

9. Breakages or damage
The Hirer is legally bound to reimburse the Landlord for replacement, repair or extra cleaning costs on demand.

A security deposit of £200 is required. This will be arranged on arrival.

10. Pets
Under no circumstances are pets or animals of any kind allowed within the properties. The Hirer is responsible for the financial cost of cleansing the properties if any animal enters the properties.

 

11. Smoking.

Smoking is prohibited within the property, any infringement will result in the immediate cancellation of the contract and rental and removal of all occupants within the Hirer’s group. The Landlord will not be responsible for alternative accommodation. Smoking is only allowed on the balconies & terraces.

 

12. Liability Waiver
The Landlord does not accept direct or third party liability in respect of breach of contract, negligence, misrepresentation or otherwise. The Landlord shall have no liability for any death or personal injury to you and/or any members of your holiday rental party however caused.
The Landlord accepts no responsibility for loss, injury or damage to you and/or any members of the Hirers rental party or their property howsoever caused arising in any manner out of the rental of the premises.

 

 

13. Travel Insurance

It is compulsory that all occupants have adequate travel insurance. There is no public liability insurance in Turkey, you must ensure that you have adequate cover.

 

14. Right of Access

The Landlord shall be allowed the right or entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance work.

 

15. Children.

Hirer’s must accept responsibility for the control and safety of their children, no child under the age of 12 may use the swimming pool unsupervised.

 

16. Air-conditioning.

The air-conditioning units must only be used while you are in the property, with all windows and doors kept closed.  Under no circumstances must the units be left on continuously while the property is unoccupied. Failure to adhere to this may result in an additional cost and/or cancellation of the contract and rental and removal of all occupants within the Hirer’s group. The Landlord will not be responsible for alternative accommodation.

 

17. Cots

There are 2 cots available in the villa for no extra charge. The hirer uses these cots at their own risk. The landlord in no way accepts responsibility for the use of this equipment. It is the hirers responsibility to ensure the costs are clean and in good condition before &  after use ready for the next guests use.
